Construction
specifications
- Foundations: Concrete reinforced foundations,
with a concrete resistance f’c=200 kg/cm2, and
reinforced with steel.
- Structure: The slabs of the apartments
were resolved with a combination of reticular slabs and
slabs of precast concrete blocks and beams (vigueta y
bovedilla).
This elements transmit the weight to the structural walls
by reinforced concrete beams.
The structural walls are made out of block with concrete
pillars and beams.
- Masonry
All the interior and exterior
walls will be of hollow block of cement and sand of 15
x 20 x 40 cm. The joints will be of cement and sand 1:5.
The walls will be reinforced with pillars and beams of
reinforced concrete. In the interiors it will have fine
stucco and in the exterior semi rugged stucco.
- Roofing: mortar
cal-sand in roof flat slab surfaces, finished with water
proof emulsion system.
- Inclined roofs will be waterproofed
with emulsion and topped with clay tiles.
- Interior finishes:
Wall coverings:
In the interior walls
stucco cement-sand 1:5 fine
finish, with paint.
In the exterior walls vynilic paint “Atardecer Aventuras” or “Amanecer
Aventuras” color.
In the bathrooms wet areas the walls will be covered with
ceramic tile
In the kitchen walls, only between the cabinets and the
counter tops the finishing will be in
granite, the rest in fine stucco.
All interior floors will consist of ceramic tile.
The floor of terraces, balconies and exterior areas will
be finished in washed white cement-sand. or slate
- Ceilings:Inclined roofs will
be covered with clay tiles.
Interior ceilings will be finished in cement-sand 1:5 with paint.
- Electric
installation:
The electrical installation will be according to Secofi
codes.
The electrical material and ducts will be in different
callibers and diameters according to the electrical project.
Simon or similar brand swithces and plugs will be installed.
All the contacts and switches will be grounde
Ducts for telephone and cable TV will be installed, but
will not include wiring.
- Hydraulic installation:
All hydraulic piping will be PEX with Manablock system,
of different diameters according to the design.
The building will have a general water storage reservoir.
- Sewerage system: Will be of PVC
tubes with registers connected to the sewerage system.
The system will include a solid trap that will be connected
to the sewerage system.
- LP gas “L” type
copper piping or polyproylene piping with stationary
gas tank, with valves and regulators for water heaters,
stoves and ovens.
- Woodwork:
All doors will be of tzalam wood or
similar with semi-matt varnish in both faces.
The closets will be covered with melamine.
- Windows:
Aluminum frames “Cuprum” brand or similar,
stainless steel or bronze hardware.
The windows will include mosquito nets.
- Bathroom furnishings
and accessories: The WC’s will be Ideal Standard
brand, “Cadet” model
or similar.
Vanities in wood with marble top or similar.
Helvex or similar faucets in sinks and showers.
- Air
conditioning
Mini split type systems will be installed
in bedrooms and a fan and coil system will be installed
in the living room.
- Kitchen: The kitchen cabinet
doors will be finished in melamine.
The counter top and backsplash will be of granite, the
rest in fine stucco.
Stainless steel sink Teka brand or similar, with Helvex
or similar faucet.
4 burner LP gas stove and oven, Teka brand or similar.
Hood with air extractor and light, Teka brand or similar,
- Machinery
room equipment:
- Hydro pneumatic pressure system with automatic control
system.
- The building will include a water softener system.
- Each one of the apartments will have it’s own
gas water heater.
- Stationary LP gas tank.
- The buildings will have 8 passenger Kone elevators
or similar.
Exterior Areas:
a.) Entrance and parking area:
The parking lot floors will be in adopasto. or similar
b.) Swimming Pool:
The walls and floor will be finished in epoxy paint or
similar.
The pool will include cleaning water system.
Submarine lamps will be installed.
c.) Velarias in the pool area .
d.) Gardening:
With grass, on 5 cm thick black soil layer, ornamental
plants and bushes..
e.) Each one of the Roof Gardens of the PH. apartments will
include a Jacuzzi and a pergola made out of tropical woods.
The floors will be of washed white cement. |
